Ducted systems work by extracting warm air from your house and blowing cool air back in. In a typical ducted system this is done by combining a fan coil unit hidden in the ceiling and a condenser unit installed outside your home. 

In the ceiling, the fan coil unit circulates cool refrigerant which soaks up warm air and transports it outside to the condenser unit. The condenser disposes of the excess heat and then the cool refrigerant is pumped back into the ceiling to start its journey all over again.

For many homeowners, the main benefit of a ducted system goes on in the ceiling cavity where the ductwork can be divided into multiple zones. Each zone can be individually temperature controlled, or even completely shut off from the air conditioner, so you can choose which rooms you want to heat or cool.
